Silvia and her husband Stefano are excellent people. We are very happy to have met them. During our stay, we felt as comfortable as if we were staying at the home of a close relative. The house is much nicer than it looks in the photo. Nature was so beautiful and peaceful that we woke up happy and rested in the morning. The experience of being so close to the city center and so close to nature at the same time was incredible. I would like to thank Silvia and her husband Stefano and their sweet children. We loved them. We will definitely stay here every time I come to Rome. We are delighted to have met you and to have stayed with you.

Silvia and Stefano's house is charming, impossible to find anything better in Rome! We spent the holidays with our family and felt right at home...even better than home! Pampered by our hosts and so happy with the thousand things to see and do on the Appian Way. A round of applause for Silvia for cleaning the premises. Everything you need is available on site. Silvia was very responsive as a host even outside of business hours; nothing was too much trouble. The house is very well maintained and had literally everything we needed. It feels like you're in the countryside and there's no street noise, which was a nice relief coming from the center of Rome; however, just a two-minute walk away there are restaurants and lots of places within walking distance for breakfast, lunch, and dinner. You can call an Uber directly to the front door, and if you have a car, there is private parking inside the farm. Fantastic place, I will be back

The house is located in a quiet and welcoming area, easily accessible by public transport and private car. It is convenient to leave your car there and take public transport to the city center. The hot tub is heated and offers a pleasant winter experience. Silvia was a very pleasant and friendly host, available for anything we needed.

We had a pleasant stay at Silvia's! Silvia waited for us and gave us a warm welcome, providing us with all the necessary information (transportation/nearby restaurants/how the cottage works). He also called a restaurant within walking distance a few minutes away so they could eat, given the late hour. The cottage is ideally located, about 20 minutes by bus, which stops just a few minutes' walk away, and you are right in the center of Rome! However, it is an oasis of peace surrounded by nature. Beautiful outdoor area with garden furniture/sun loungers and spa available! There is also Wi-Fi (indoor and outdoor).
The cottage is well equipped, with mosquito nets on every window, a large bathtub, a spacious bedroom, and everything you need for cooking. The place is very safe and secure (gate/camera/metal shutters). If we return to Rome, we will definitely come back here and recommend it!

A delightful green oasis. An excellent base for visiting the city or exploring the Via Appia Antica area. Communication with Silvia was relaxed and she responded quickly.

We had a fantastic stay at Silvia and Stefano's house! I don't even know where to start... The house was fantastic both inside and out, we had everything we needed! They paid attention to all the little details (such as the incredibly comfortable beds) that made our stay even more special! They have a wonderful hot tub to enjoy after a long day of touring the city, and the property is so calm and peaceful that you can enjoy the stars at night. They provided us with a list of local restaurants within walking distance and by car, and a list of things to do and see in the city. This was by far one of the best stays I've ever had, and it's all thanks to the incredible host! We can't wait to return to Rome and to Silvia and Stefano's house. ❤️

Silvia's accommodation is the best of both worlds! It feels like being in the countryside, but you still have easy access to everything a city like Rome has to offer. It is very close to several incredible historical sites, as well as a few restaurants and a bus line that will easily take you to the city center. The accommodation is clearly very popular. Very comfortable and well furnished. Plenty of privacy, even in the backyard. Having two bathrooms was also really nice! Although I usually prefer to stay in the heart of the action, I wouldn't hesitate to stay here again! Silvia and her family are wonderful hosts!

Perfect accommodation, the house is very clean and tidy. Silvia and her team are fantastic hosts, responsive, flexible, and very attentive.
The facilities are fantastic, two large en-suite bathrooms, two spacious bedrooms, and the gardens surrounding the house are incredible. It is a perfect location for exploring Rome by day and relaxing by night. We had a fantastic stay here, we would have loved to book for longer! We weren't ready to leave the hot tub yet!

A beautiful area with charming old houses, tree-lined paths, and the historic Via Appia Antica, the ancient road that leads directly to Rome. And all this just 25 minutes from the city center. Silvia is wonderfully kind and always ready to help. It is the perfect place to relax away from the stress of central Rome, while still being close enough to enjoy the city's restaurants and nightlife whenever you want.
